Development Constraints Plans
Development Constraints Plans

Development sites are becoming increasingly more complex and it is essential to identify any constraints to development as early as possible, in order to avoid costly abortive design and abnormal costs. iD Civils Design can provide detailed site constraints plans identifying fixed and moveable constraints including utility services, access visibility splays, drainage easements, ground conditions, topography, legal easements and boundaries, TPO trees etc.

A detailed constraint plan is essential in briefing architects and cost planners to achieve deliverable, profitable development solutions quickly and without surprises in the design and construction stages.

Utility Searches
Utility Searches

iD Civils Design can collate existing service information from both public records and site surveys. We can determine budget and final costs for diversions, lowering and disconnection of services to development sites. Working with specialist contractors we have experience in the co-ordination of service abandonments and diversions which have enabled developers to optimise phasing plans and advance site enabling works.

Engineering Feasibility Reports

iD Civils Design regularly undertake both initial and detailed engineering appraisals for a wide range of clients. We can provide initial site appraisal guidance at short notice to assist developers in determining whether to pursue a site further. We also provide detailed engineering feasibility reports, covering a wide range of technical issues providing cost effective and practical solutions to site problems. Our detailed feasibilities are accompanied with outline design proposals which allow developers cost consultants to accurately assess abnormal costs and determine land values.

Drainage Impact Assessments
Drainage Impact Assessments

We have considerable experience in the analysis of existing drainage networks, and the production of development strategies and impact assessments for development feasibilities and planning applications. We can provide guidance with regards to the optimum way to reduce the impact of development on the local network, and also agree proposals in principle with regulators prior to planning submission.

Flood Risk Assessment
Flood Risk Assessment

PPS25 requires developers to submit flood risk assessments on all sites greater than 1 Ha in size. iD are able to provide flood risk assessments for most sites, which can enable developers to satisfy the Planning Authority, Environment Agency or Local Drainage Board, and allow the local authority to discharge planning conditions relating to flood risk and drainage impact.

Highway Design
Highway Design

We have considerable experience in the design of highway infrastructure for a wide range of developments, ranging from small infill developments to residential estates of up to 900 dwellings. We can provide engineering designs to full regulator approval for most development related infrastructure applications including highways to be adopted under section 38 agreements, minor public highway works and road improvements under section 278, and storage/car parking areas.

Drainage Design
Drainage Design

Detailed drainage design is provided using Microdrainage software and specialist ground modelling packages. We have a long standing track record in obtaining consents from water authorities, the environment agency and IDB’s. We can provide details for section 104 agreements, and also design drainage systems in full compliance with the Code for Sustainable Homes. We are currently working on a major development in North Yorkshire, which will utilise a completely sustainable drainage approach, and would be pleased to assist developers in appraising the use of SUDS at an early stage.

The application of sections Sur1 and Sur2 of the Code for Sustainable Homes has provided many developers with significant problems in recent months. Many developers have misunderstood the code requirements and incurred significant additional costs in complying with the code late in the construction stages. iD Civils Design can provide early guidance with regards to fulfilling the code requirements, and prepare detailed reports for submission to the code assessor and regulators to illustrate compliance with the code.
